Upon receipt of the required valuations, we will review all marketing data, establish the ASP (Anticipated Sales Price) and develop the most appropriate marketing strategy. The following criteria will be considered.

Once the marketing strategy, ASP, and the list price are determined, marketing recommendations will be approved and the listing agreement will be prepared.

 1) We immediately place your property on the Houston Association of Realtors MLS (multiple listing service) database. This informs thousands of realtors in the Houston area about your property.

2) Within 24 hours an email is sent  through the MLS system to local realtors and lenders who have registered clients actively searching for a property meeting your property's description.

3) We market your property on the most widely utilized Internet home search site.  (Realtor.com ) This site receive over one million visits per month. We also market your property on numerous real estate related Internet sites.
 
4) We of course use "For Sale" yard sign, brochures, and a lock box system to get your property sold in the shortest time period and the highest price possible.
 
We are available seven days a week to answer buyer inquiries and set broker showings.
 
As your Listing agent I will  provide a Monthly Marketing Report by the 7th of each month , on my respective listings, enabling You  to track monthly activity and market changes. Also supplied with each report: any market trend data, changes in housing supply, demographic factors, business activity etc. which could directly affect the marketability of the REO. When market values are affected by such activity recommendations supporting an adjustment to pricing or additional incentives will be considered.
